III. Housing - The *Structure Types - Eco-Ranch
*Areas 1, 2, 4 and 5 - Each Resident will Determine their Own Housing / Structure Type and Cost based on:
I. Their own Budget for a House Purchase or Custom Build, plus II. ATC Eco-Friendly and Off-Grid *Requirements.
*Area 3 - Each Resident Selects any *Available Housing and pays Rent Only, as the Lodging
Structures are generally Provided / Built by ATC and are Not for Sale.
*STRUCTURE TYPE COST NOTE:
Areas 1, 2, 4, and 5 Example - A Four Season Tent with Platform can start as Low as $2,000, and a Van, Camper or Tiny House can
start at $30,000 and go to $80,000 or Higher, whereas an On-Site Custom Built Home can be $100,000 or Much Higher.
Area 3 Example - Lodging Area Rents start at about *$300+ Monthly.
IV. Central-Hub - The *Services Offered - Eco-Ranch
Basic Facilities - Kitchens, Restrooms, Showers, Parks and much more - *Included
Onsite Business's - Various Products and Services offered by ATC, our Groups or Members - *Extra Cost

Hello Friends - Future Community Members and Partners
Alt Terra Commons is a New Millennium "Leading Edge" Forward Thinking Concept for the Intentional Community Lifestyle and We Want You - Future Residents, Donors, Investors and/or Affiliates, to Come Join Us in Developing and Fulfilling this Wonderful Vision. Now although we are essentially a Non-Profit Land Trust, we also intend to Operate various For-Profit Business's, and therefore Welcome both: A. Benefactor Support - Donations / Grants, and B. Business Support - Investments / Seed Money from those who believe in a “Shared Economy”, IE: Donations, Profit Sharing, Co-ops, Sponsorships, Kick Starters and so on. To get started, Our Initial Goal is to purchase a Suitable Property, House or Land, where all the ATC Members can live, work and play, and our Ultimate Goal is to complete the "Master Plan" - Eco-Ranch. Our Choices are either: A) Compact House, and/or B) Standard House - House Share, and/or C) Medium Size Land and/or D) Large Size Land - Land Share. And which comes first is entirely dependent upon how much Money - Cash Down and Monthly Income, plus Donations and Investments, is Earned and Raised. Are You Ready!

I. INTEREST LEVEL OPTIONS
1. *RESIDENT MEMBER - This Option is to START the Membership Process which allows you to: A. Choose your Lifestyle Options, and B. Get on the Prospective Residency Waiting List. See "Sign-Up Note" below.
2. *BENEFACTOR MEMBER - This Option is to Become a Donor which means you will give Financial Funding of: A. Money, and/or B. Tangible Assets. See "Sign-Up Note" below.
3. *BACKER MEMBER - This Option is to Become an Investor which means you will offer Working Capital to: A. Kick Start, and/or B. Expand Existing ATC Business's. See "Sign-Up Note" below.
4. *AFFILIATE MEMBER - This Option is to Join a Network Of A. Intentional Communities, and/or B. Related Business's who will be Collaborating with One Another. Coming Soon! See "Sign-Up Note" below.

III. WAITING LIST
*FIRST TO SIGN-UP ARE FIRST CONSIDERED - Available Living Spaces at ATC Will Be Limited, so all Potential Members will be placed on Different Levels of our Residency Waiting List, as follows: A) “Leadership Members" on the 1st Tier - Top of the List, B) "Website Members" on the 2nd Tier - Upper Middle of the List, C) "Resident Members" on the 3rd Tier - Lower Middle of the List, and D) "Volunteer Members" on the 4th Tier - Bottom of the List. All Others will Not be on the List. So, Don't Wait, secure your spot and Become a Member Today!
~ FINANCING ~
IV. *START-UP COSTS - Property Types and Estimated Residency Fees:
*MEMBERSHIP FEES WILL VARY - There are Four Main Property Possibilities as follows:
First, A) *COMPACT HOUSE - an "Eco-Yard" with *#4 to 8 Residents / Roommates = #4 “Founding” Members a required minimum, plus optional #2-4 "Patron" and/or #2-4 “Common” Members. These Folks will Live In Shared Compact House(s) of #4+ Bedrooms – House Share, located in a Suburban Site that is a "Miniature" Version of the Medium Parcel below. It will also be a Think Tank and Test Site for Very Small Scale Concepts, Services, Products, Housing and so on. Total *Estimated Minimum Start-Up Funds Needed / Shared Costs are about *$200,000+ one time, and/plus Regular Ongoing Funds of about *$6,000+ monthly, which are Paid For / Divided Up by the Residents. Therefore the *Estimated Resident Fees are as follows: 1. About *$375 to *1,500+/- for Monthly Rent per Space, and 2. About *$9,375 to *$37,500+/- One Time Move In per Adult - see "*Bonus Note", plus 3. General Membership Costs - see "Ongoing Costs" below.
And/Or Second, B) *STANDARD HOUSE - an "Eco-Garden" with *#4 to 8 Residents / Roommates = #4 “Founding” Members a required minimum, plus optional #2-4 "Patron" and/or #2-4 “Common” Members. These Folks will Live In Shared Standard House(s) of #4+ Bedrooms – House Share, located in a Rural Site that is a "Small" Version of the Medium Parcel below. It will also be a Think Tank and Test Site for Small Scale Concepts, Services, Products, Housing and so on. Total *Estimated Minimum Start-Up Funds Needed / Shared Costs are about *$150,000+ one time, and/plus Regular Ongoing Funds of about *$4,000+ monthly, which are Paid For / Divided Up by the Residents. Therefore the *Estimated Resident Fees are as follows: 1. *$250 to *1,000+/- for Monthly Rent per Space, and 2. About *$6,250 to *$25,000+/- for One Time Move In per Adult - see "*Bonus Note" , plus 3. General Membership Costs - see "Ongoing Costs" below.
Plus Third, C) *MEDIUM PARCEL – an "Eco-Farm" with *#4 to 20+ Residents / Landmates / Roommates = #10 “Founding” Members a required minimum, plus optional #2-16 "Patron" and/or #2-16 “Common” Members. These Folks will Live in Shared Bunk House(s) and/or provide their own Small / Tiny House, Trailer, RV or Tent on a Medium Size Property of 2-20+ acres – Land Share, located in a Permanent Rural Site that is a "Scaled Down" Version of the "Master Plan" below. It will also be a Think Tank and Test Site for Small to Medium Scale Concepts, Services, Products, Housing and so on. Total *Estimated Start-Up Funds Needed / Shared Costs are about *$250,000+ one time, and/plus Regular Ongoing Funds of about *$6,000+ monthly, which are Paid For / Divided Up by the Residents. Therefore the *Estimated Resident Fees are as follows: 1. *$300 to *3,000+/- Monthly Rent per Space, and 2. About *$5,000 to *$50,000+/- for One Time Move In per Adult - see "*Bonus Note", plus 3. General Membership Costs - see "Ongoing Costs" below.
~ THE MASTER PLAN - OUR ULTIMATE GOAL ~
And/Or Fourth, D) *LARGE PARCEL – an "Eco-Ranch" with *#50 to 100+ Residents / Landmates / Roommates = #10 “Founding” Members a required minimum, plus optional #10-40 "Patron" and/or #10-40 “Common” Members. These Folks will Live in Shared Bunk House(s) and/or provide their own Small / Tiny House, Trailer, RV or Tent on a Large Size Property of 100+ acres – Land Share and Ultimate Goal, located in a Permanent Rural Site where our Ultimate "MASTER PLAN" Full Size Community Vision will be Built. This will also be our International Headquarters - a Think Tank and Test Site for Small to Large Scale Concepts, Services, Products, Housing and so on. Total *Estimated Start-Up Funds Needed / Shared Costs are about *$350,000+ one time, and/plus Regular Ongoing Funds of about *$8,000+ monthly, which are Paid For / Divided Up by the Residents. The *Estimated Resident Fees are as follows: 1. *$200 to *1,000+/- Monthly Rent per Space, and 2. *$1,000 to *$45,000+/- or More for One Time Move In per Adult - see "*Bonus Note", plus 3. General Membership Costs - see "Ongoing Costs" below.
*BONUS NOTE:
Those Residents who want Additional Community Benefits - Perks and Discounts, can Pay Higher Membership Fees as follows:
A. "Founder" Join Fee = *$10,000+ and Dues = *$150+, and B. "Patron" Join Fee = *$5,000+ and Dues = *$125+.
Finally, keep in mind that Initial Membership / Signing-Up Is FREE! Registering with ATC is Not a Contract, and Payment of Fees does not occur until such time that we can Purchase a Property and/or you are Approved for Move In - Submit an Application, Pass a Background / Credit Check, Meet us in Person, Complete a Trial Period, and Sign All Community Agreements, and so on...
V. *ONGOING COSTS - Financing The Community Long Term:
*MULTIPLE REVENUE STREAMS - Alt Terra Commons is primarily: 1. "Member Financed Community" which means all Shared Property Type Costs are First divided Equally amongst all the Residents, and Secondly are then Re-Calculated by each Residents Membership Level and Housing Type Choices, plus Finally Third are Adjusted by Income Level. Example - The Eco-Ranch *Estimated Minimum General Membership Costs - "Common Member Level" are as follows: A) Join Fees - *$1,000+ One Time, and B) Dues - *$100+ Monthly, Plus the Eco-Ranch *Estimated Minimum Housing Costs as follows: C) Rents - starting at *$200 to *$600 Monthly and Higher. In addition, there will be a variety of 2. "Community Businesses" which includes: A) Community Owned, and B) Member Owned, both of which will Hire Members, Pay Rent and Co-Op Fees, plus will Contribute a Percentage of their Profits to ATC. Total *Estimated Kick-Starter Capital Needed / Launching Costs are about *$80,000+ one time Per Enterprise. Finally, there will also be ongoing 3. "Fundraising Campaigns" for both A) Specific Projects, and B) The General Fund. Together, these Sources of Income will be more than enough to Finance our Community Indefinitely.

IX. Housing for Areas #1, 2, and 5 are Provided, brought / purchased / built, by You the Resident, Area #3 is generally Built
by ATC and Rented Only, and Area #4 is generally Built / Sold by ATC and then Purchased by You the Resident.
X. All Village Housing Areas, except Lodging, require that you Provide your own Housing Structure.
XI. All Housing / Structure Construction and Design must meet all the ATC Requirements such as:
Eco-Friendly, Minimalist, Esthetically Pleasing, Off-Grid Compliant and so on.
XII. Return of Dwelling Purchase Cost - Areas #4 and #5 Housing Structures may be Partially
Recoverable via Re-Sale but only with an Approved ATC Transfer at Move Out.
XIII. Join Fee, Dues and Rents are Non-Recoverable.
